8-Step Process For Streamlined Experience

The REA Custom Homes 8-Step Process

This 8-step process helps our clients by providing them with a clear understanding of the project’s scope, costs, and timeline. It also gives them the confidence that comes with knowing that every detail has been considered and that their project is in the hands of experienced professionals.

1. Initial Contact

Our initial contact with clients is an opportunity for us to learn about the big picture elements of your new home.  We will be asking you about the size and style of your new home, approximate price range/budget, if you already own your lot/land, and when you would like to get started.  Have you started talking with a lender for a construction loan? 

2. Discovery Meeting

During this meeting we want to hear about your vision and goals. This will help us get on the same page with you. What specific features and rooms are most important to you in your new home.  What is driving your decision to build a new home? This Discovery process will allow us to help you achieve your vision while meeting your goals. So, bring your wish list, ideas and any photos that you have. We will also begin looking at specific house plans to narrow down one or two that we can customize to meet your goals while staying within your price range. 

3. Preliminary Budget

With the information gathered from our discovery meeting, we provide clients with a preliminary timeline and price range for their project. This helps our clients understand the potential costs and make informed decisions about the scope of their project.

4. Project Plans & Design Services Agreement

Once the client has approved the preliminary budget, and is ready to get started with us as their builder, we begin working on detailed project plans. These plans include house drawings, site plans, and several meetings with you to work out the specifications and details.  You will also do pre-contract selections with our designer and our vendors for cabinets, counters and flooring. 

5. Pricing

Based on the project plans, specifications and pre-contract selections, we provide clients with exact pricing for your new home. This includes a very thorough specifications book so clients can see exactly what is included.  We develop a detailed contract that outlines the scope of the project and establishes clear expectations for both parties. 

6. Contract and Permits

Once the home building contract is signed, the house plans, signed contract and lot information will be sent to the bank for the construction loan process.  If you do not require a bank loan, we work with a local title agency that acts as a 3rd party administrator for the construction funding.   We will then begin to take care of all necessary permitting.  

7. Construction

Once you have closed on your construction loan with the bank, and all necessary permits and approvals obtained, we can begin the construction phase of the project. We work closely with you to ensure that the work is done on schedule and to your satisfaction.  We will have continual contact with you during construction. 8. New Home Orientation Walkthrough

Upon completion of your new home, we conduct a thorough new homeowner orientation walkthrough with you to review key information about your new home.  We want to ensure you are completely satisfied before you move into your new home.
