Our Building Process

OUR EASY 15-STEP START-TO-FINISH PROCESS IS A BETTER WAY TO BUILD YOUR CUSTOM HOME

 

  1. CONTACT US

    Set up a meeting with Jeff (330-806-6122) to discuss your vision for your new home.

  2. APPLY for FINANCING

    Meet with a mortgage consultant to start the financing process. REA Custom Homes has relationships with several lenders that specialize in new construction lending to guarantee that you receive the most competitive terms and conditions. They can even prequalify you before you start your home search. Don’t need a loan? We’ve got you covered. Many customers don’t want or need a construction loan to finance their new home. We have a low cost way to make this happen that preserves your hard-earned money.

  3. DECIDE ON YOUR HOUSE PLAN AND OPTIONS

    Explore our available home plans (that you can modify) to determine the type of home that’s perfect for you and your family, or bring your own plan. Do you want a 2-story? Master bedroom on the first floor or second? How about a walk-out basement? Create your wish list of options and features and we will help you bring your vision to life!

  4. FIND THE RIGHT LOT

    When searching for the right home site there are many questions and factors to consider, is the lot flat or does it have steep grades? Do you want a walkout basement or a flat yard? Are there a lot of trees to be cleared? Is gas available or do you need a propane tank?  Are city water and sewer available or will it require a well and septic system? Has the ground been tested and preapproved for a septic system? And lastly, will the home you want to build fit on the lot? We can help you answer these questions and more. Let us help you evaluate your lot before purchasing it.

  5. FINALIZE PRICING

    Contract pricing can now be developed which includes the following key elements:

    • Price of the lot
    • Price of the home
    • Homesite improvement pricing
  6. SIGN HOME BUILDING AGREEMENT

    By this time, you should have purchased your lot/land and have final approval on obtaining your construction loan.

  7. BANK FINANCING

    Take your lender a copy of the house plans, the signed home building agreement and the signed lot purchase agreement. Expect them to take 30-45 days for appraisal and underwriting the loan.

  8. FINALIZE SELECTIONS

    While the bank is doing their thing, we are working with you to finalize the majority of your selections. So, once it comes time to dig, you can sit back and enjoy watching your vision come to life!

  9. PRE-CONSTRUCTION MEETING

    Before construction begins, we will have a meeting to review the final plans and selections to make sure everything is just right for you.

  10. START CONSTRUCTION

    Now the fun begins!  Time for you to sit back and relax while you enjoy seeing your new home come to life!

  11. DURING CONSTRUCTION WALK-THROUGHS

    Multiple times during the construction process we will walk through the home with you to make sure everything meets your expectations.

  12. FINISH CONSTRUCTION

    Once your home is completed, we will need a few more days for final cleaning and our own final inspection. We want to make sure everything is just right for you prior to move-in.

  13. NEW HOME ORIENTATION TOUR AND MOVE-IN

    Congratulations! This is the day you’ve been waiting for! We will walk through the home together for a final review of all the features and mechanical systems. Time to sign the final paperwork and receive the keys to your new home. You will also receive information about our warranty program and service procedures.

  14. 60 DAY WARRANTY INSPECTION

    Keep a list of any items that aren’t quite right, email us that list and we will take care of it.

  15. 1 YEAR WARRANTY INSPECTION

    Let us take care of any lingering issues.
